Modified Bitumen Roofing Systems St Augustine, FL

Modified Bitument Roofing

The roofing industry has developed a series of novel roofing materials and installation methods. Professionals were tired of being limited to traditional materials and techniques like clay shingles or slate that are costly and expensive to assemble.

To keep up with the times and provide you with the best product possible, we at Elite Remodeling Services offer modified bitumen roofing repair and replacement services.

What is Modified Bitumen?

Made from petroleum, bitumen is an incredibly sticky, thick material that acts as a base for roofing materials. When chemically treated, this material can be modified to specialize in being particularly resistant to extreme heat or cold.

This specialty adhesive material can be augmented with additional components like polyester or fiberglass. With this addition, the roof is remarkably resistant to the effects of atmospheric exposure and ultraviolet radiation. Furthermore, this style of roofing possesses considerable durability and longevity.

Unlike other types of low angle roofing, like shingles or flat roof styles which use concrete, mod bitumen has the strength to stand against repeated punishment by the elements. And since it’s seamless, this material is far less likely to crack like other roof types.

Lastly, with such great tensile strength, modified bitumen is not only resistant to the wind and rain, but it also holds up against hail and is resistant to fire damage.

For these reasons, this style of roofing has been used extensively in roof installation and repair for commercial structures. It is a favorite material for schools, office buildings, and apartment complexes.

The Two Types of Modified Bitumen Roofing

While similar to each other chemically, the differences between the two main forms of modified bitumen roofing is the way that they are installed.

APP or Atactic Polypropylene

Typically installed using a torch, APP mod bit roofing is often used because of its capacity to function without repair for longer than other types of roofing. This kind of roofing can, in fact, easily last for 20 years or more. If you’re looking for a long-term roofing investment in a relatively cool region, this is the kind of mod bit roofing style that you are going to want.

SBS or Styrene Butadiene Styrene

Being installed either with cold adhesives or hot asphalts, SBS incorporates a two-ply system. Once the first layer is applied, a second overlapping layer is added. Consequently, this style of mod bit roofing can contract and expand in response to temperature fluctuations. And since this type of roofing is derived from synthetic rubber, it tends to be a bit more flexible compared to APP mod bit roofing system.

While both styles are excellent, SBS tends to be the preferred choice among most of our customers.
